Residential and Commercial Properties
This page offers an overview of the inspection services available for both Residential and Commercial properties, ensuring compliance with fire safety and defensible space requirements. Residential inspections cover areas such as fire final inspections, LPG tank inspections, and Real Estate Transfer Defensible Space Inspections (AB38). For commercial properties, inspections include a range of fire safety systems, including fire sprinklers, alarms, kitchen hood systems, and more.
IMPORTANT NOTICE: Effective March 3, 2025
The responsibility for residential sprinkler and smoke/carbon monoxide (CO) alarm inspections within the El Dorado Hills Fire Department's jurisdiction has transitioned to the El Dorado County Building Department. This change is designed to streamline the building permit process, ensuring greater efficiency and improved tracking by having a single entity conduct inspections.
What You Need to Know:
- New Residential Sprinkler Plans (submitted on or after March 3, 2025) will be reviewed and inspected by the County Building Department.
- Existing Residential Sprinkler Plans (submitted on or before March 2, 2025) will remain under the El Dorado Hills Fire Department’s jurisdiction.
- The El Dorado Hills Fire Department will continue to oversee fire-safe setbacks, water supply & draft hydrants, and fire final inspections.
